Large homes and continued office expansion are keeping Hyderabad’s residential market active.

Hyderabad recorded residential transactions worth approximately Rs 52,913 crore during the first half of 2026, according to a CRE Matrix housing report.

The city ranked third among major Indian markets by residential sales value, while leading in the total area of homes sold at nearly 60 million square feet.

Are Hyderabad buyers choosing larger homes?

The average home sold during H1 2026 measured around 2,300 square feet.

The average transaction value also increased approximately 10% year-on-year, from Rs 1.85 crore to Rs 2.03 crore. That points to continued demand for larger and higher-value residences.

Is new housing supply also increasing?

Yes. Developers launched 49,656 units during the first half of 2026, compared with 36,224 units during the same period a year earlier.

New supply gives buyers more choice, but it also makes project-level comparison more important because launch volume does not guarantee equal quality or delivery timelines.

What is driving the demand?

Hyderabad’s office sector remains an important factor.

The city has around 170 million square feet of operational office stock, while another 103 million square feet is reportedly under construction. Employment associated with that expansion can support housing demand.

Is there any risk from unsold inventory?

Unsold inventory rose 21% to approximately 1.43 lakh units.

However, much of that inventory is still under construction rather than immediately available, making project-level research, RERA checks and construction-stage analysis important for buyers.
